Golf course homes in Central Indiana: what buyers paid at Crooked Stick, Bridgewater, Chatham Hills, Holliday Farms and more

I play to scratch, my home club is Broadmoor, and a good share of my business is helping people buy and sell on or near a course. Here is what the last year of MLS sales says about the private golf communities around Indianapolis, and what actually moves value on the course.

The numbers, community by community

All figures are medians from closed sales in the Broker Listing Cooperative (BLC) over the stated period, for sales above each area's price floor ($500,000 for Carmel and north Indianapolis, $400,000 for Westfield, $350,000 for Zionsville), so they describe the upper part of each market.

Crooked Stick (Carmel)

The Pete Dye course that has hosted major championships, surrounded by established homes on large lots. Nine sales from November 2025 to October 2026, so treat the figures as indicative: median sale price about $1.85 million, ranging from $760,000 to $4.6 million; about $298 per square foot; median lot about 1.3 acres; homes built from 1969 to 2020; median of 4 days on market. Carmel Clay Schools.

Bridgewater Club (Carmel)

Villas to estate homes around the private Bridgewater Club. 41 sales, October 2025 to October 2026: median about $860,000, ranging from $535,000 to $4.25 million; about $237 per square foot; 27 of the 41 sales were $750,000 or more; median of 5 days on market; homes built 2004 to 2025. Most recent sales were in Westfield-Washington Schools.

Chatham Hills (Westfield)

The newest of the group, built around the Chatham Hills club with custom homes and villas. 70 sales, October 2025 to October 2026: median about $1.32 million, ranging from $700,000 to $4.09 million; about $268 per square foot; 67 of 70 sales were $750,000 or more; median of 8 days on market and a median sale-to-list of 100%; homes built 2016 to 2026.

Holliday Farms (Zionsville)

Zionsville's premier new golf community, with custom homes on wooded and course lots. 20 sales, October 2025 to August 2026: median about $2.3 million, ranging from $1.18 million to $4.65 million; about $365 per square foot, the highest in this group; every sale was $750,000 or more. Median of 63 days on market, which is typical for custom homes at this level: the buyer pool is small and specific, so pricing and marketing matter more here than anywhere else on this list. Zionsville Community Schools.

Plum Creek (Carmel)

The neighborhoods around Plum Creek Golf Club in east Carmel, and the most accessible entry on this list. 17 sales, October 2025 to October 2026: median about $555,000, ranging from $515,000 to $751,000; about $201 per square foot; median of 4 days on market, and 71% of sales closed at or above asking. Homes built 1995 to 2004. Carmel Clay Schools.

Meridian Hills (Indianapolis)

The north-side estate neighborhood around Meridian Hills Country Club, with homes from the 1920s to new builds on wooded lots. 51 sales over a two-year window, October 2024 to October 2026: median about $874,000, ranging from $508,000 to $3.97 million; about $255 per square foot; median lot about 0.63 acres; median of 12.5 days on market. MSD Washington Township.

Broadmoor (Indianapolis)

My home club, on the northwest side near 56th Street and Kessler Boulevard. The homes around it are counted in my north Indianapolis data rather than as their own neighborhood, so I have not broken them out here. If you own near the course or are watching the proposed development beside it, call me; I follow it closely.

What moves value on the course

  • The hole, not just the course. A view down a fairway or across a green on a quiet hole is a premium. A lot beside a tee box or along a cart path, or one that takes errant balls, is a discount. The comparable sales have to match the lot type.
  • Membership terms. Whether a membership is bundled, optional or waitlisted changes who can buy, so it belongs in the listing and in the pricing.
  • New construction nearby. At Chatham Hills and Holliday Farms, resales compete with builders. A finished basement, landscaping and window treatments that a new build would not include are worth documenting.
  • Days on market tells the strategy. Plum Creek and Crooked Stick sold in days; Holliday Farms took two months at the median. The first calls for a launch built around multiple offers; the second calls for patient, targeted marketing and a price set from the closest custom-home sales.

Questions

Golf community FAQ

Does a golf course lot add value?

Usually, but not evenly. A fairway or green view on a quiet hole adds more than a lot beside a tee box or a cart path, and buyers discount for errant-ball exposure. In the communities above, the premium shows up in price per square foot rather than in raw price, so the comparable sales have to be chosen hole by hole, not just by neighborhood.

Do I have to join the club if I buy in a golf community?

It depends on the community. Some tie a social or golf membership to the lot; many do not. Initiation fees, dues and waiting lists change year to year, so confirm the current terms with the club before you write an offer. I can get those details for you.

Which golf communities are in Carmel Clay Schools?

Of the communities above, Crooked Stick and Plum Creek are in Carmel Clay Schools, while most recent sales in the Bridgewater Club were in Westfield-Washington Schools, as were Chatham Hills sales. Holliday Farms is Zionsville Community Schools. Always confirm the assignment for the specific address.

How do you market a golf course home differently?

With the course as a second subject: drone and golden-hour photography of the frontage, the exact hole and view line in the listing remarks, the membership path spelled out, and targeted exposure to golfers and relocation buyers rather than relying on the MLS alone.
